A RESOLUTION APPROVING THE PLAT <br />OF FOX HOLIT)\N <br />FILE NO. 2020 <br />WHEREAS, the City of Orono is a municipal corpt)ration organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />reeulations for the orderly, economic and safe development of land within the City; and <br />WHEREAS, the City Council has considered the application for a Class III <br />subdivision of a 3-lot plat by James Bruce of Bruce Construction Company, a Minnesota <br />corporation, hereinalter (the subdivider); and <br />WHEREAS, on September 25. 1995, the City Council approved Resolution No. <br />3574 approving the preliminary' plat of 3 lots and a lot w idth variance for Lot 3 at 2" based on <br />the unique findings and hardships set forth in that resolution. The subdivision has been found <br />to meet all other ^standards of the LR-IA, Lakeshore Residential Zoning District, finding that <br />each lot is of a size and configuration that will allow its use as a single family residence to be <br />fully developed without the need of any variances; and <br />WHEREAS, the subdivider has completed all requirements of the platting <br />regulations of the City, including; <br />1. Completion of all the requirements of Resolution No. 3574, the resolution that <br />granted preliminary approval of the 3-lot plat. <br />3. <br />Dedication on the plat of drainage and utility easements. <br />Dedication on the plat of a 20 ’ wide drainage easement over the drainagew'ay that <br />intersects Lot 1. <br />Dedication on the plat of a 15’ utility easement within Lot I that would provide <br />future sewer e.xtension to the propenies to the immediate east. <br />Page 1 of 3
