The <br />plat drawinss indicate compliance with the retjuirements of Resolution No. 3556, including. <br />Dedication on the plat of a drainage easement over the wetland, and granting of a <br />conservation and flowaee easement over said wetland. <br />Dedication of standard drainage and utility easements along perimeter and interior lot <br />lines. <br />Dedication on the plat of 25* of right-of-way for Loma Linda Avenue. <br />Dedication on the plat of 33* of right-of-way for County Road 151. <br />The City Assessor has placed the fair market value of Lot 1. Block 1. the new building site, at <br />$45,000. The Park Commission indicated no trail easement is necessary, and has recommended <br />the standard 8% park dedication fee amounting to $3,600. which has been paid. <br />The remaining conditions of approval per Resolution No. 3556 include; <br />To avoid excavation in the wetland, the existing house sewer connection shall be <br />relocated to Loma Linda Avenue, and the new house on Lot 1 shall use the existing <br />southerlv stub at County Road 151.
