Applicant had originally proposed an 8 ’ roofed deck w ith 2’ <br />overhang to be constructed around the exterior of the existing residence. The addition would <br />be located 0’ from the County Roid street lot line and 44.8’ from Willow Drive lot line. The <br />proposed improvements rc‘u- .a in *.3% structural coverage excess. <br />Planning Commission noted the extreme drop in elevations to the County Road and noted that <br />there was at least 45’ to the edge of the lot line to the traveled road, review Exhibit H. <br />Applicant has submitted an amended survey locating the traveled roads of both the County Road <br />and Willow. The County Road is located 42’ from the street lot line. <br />The Planning Commission recommended that this structure be reduced so that the structural <br />coverage allowance of 15% would not be exceeded and also recommended that the new strucwre <br />be loca'ied no closer than 2’ to the street lot line adjacent to the County Road. Review Exhibits <br />J and K. applicant has submitted a new site plan and floor plan. Structural coverage has been <br />reduced to 14.2%.
