Briefly, the applicant originally <br />proposed additions to the existing house but revised that proposal to a complete removal and <br />replacement. While the existing house is 35 ’ from the lake with deck 23 ’ from the ake, <br />applicant proposes to construct a new house 75 ’ from the lake, with deck 65 ’ from the lake. <br />Applicant also proposes to remove the existing garage and build a new one centered on the <br />property meeting all setback requirements. Applicant proposes hardcover variances in all three <br />zones, although the net hardcover on the property would drop by 328 s.f. <br />Planning Conunission Recommendation <br />Planninc Comniissioii at their August meeting reeommended 6-0 to approve all ret|ucsted <br />variances except for the hardcover and structure in the 0-75' zone. Their recommendation is <br />as follows: <br />1.Approve average setback variances and lot area, lot width variances. <br />Approve hardcover variances associated with garage/driveway relocation as <br />proposed. <br />— - ..............
