Tne property is located at the northeast comer of <br />Old Crvstal Bay Road and Watertown Road. We have the following comments and <br />recommendations in regards to engineering matters. <br />The plat should show drainage and utility easement.s !0-leet wide along all right-of-way.s and <br />5-feet along all lot lines. Drainage easements should be shown over the wetland and ponding <br />area. <br />The grading plan should show the ditch along the north side of Watertown Road to be <br />excavated and trees cleared in tne right-of-way to improve dramage and site distance. The <br />drainage .«wale leading south from the cul-de-sac has a high potential for ervosion and must be <br />designed. Hie swale .should either be stepped to reduce grades from 7^'"^ to 2^c with riprap <br />drops, have riprap the entire length, or have pipe installed instead of a sw ale. TTic drainage and <br />ponding calculations appear acceptable from an engineering standpoint. Hie Minnehaha Creek <br />Watershed District should also review and approve the plans. There appears to be no reason <br />to protect the two existing dramtilc lines that outlet along the westerly property line. The <br />Peterman Second Addition drains south along an existing drainageway. <br />We would recommend the street section be increased to 3.5 inches of bituminous instead of ? <br />inches.
