At its closest point, the pool and its decking will be 115’ from the shoreline. <br />Applicant proposes to remove a portion of an existing concrete and wood patio as well as <br />significant amounts of currently existing rockbeds underlain by fabric or plastic. He propo.ses <br />a net decrease in hardcover in the 75-250’ zone from 33.Hr down to 32.6% (by staff <br />calculation, including shared ea.sement for comparison purposes). <br />Discussion <br />This property was the subject of a similar hardcover variance in 1988 to allow <br />construction of additional garage space at the north end of the house. That project was approved <br />subject to removal of 400 s.t. of rock and plastic.
