Request for Council Action continued <br />page 2 of 2 <br />August 23, 1995 <br />Zoning File #2046 <br />Secondly, applicant proposes to rebuild fairways #15 and #16 at the southeast comer of <br />the course. This will involve the movement of 1800 cubic yards of fill to redefine fairway <br />areas, but will not involve the import or e.xport of fill. A small pond may be created in the <br />upland between these tw'o fairways, under the assumption that some additiorial fill is needed. <br />The City Engineer has reviewed the grading proposal and tmds it acceptable. <br />Planning Commission Recommendation <br />Planning Commission reviewed this application at their .August 21 meeting and <br />recommended approval of both projects per the following conditions: <br />1. Approve oversize accessory structure footprint size variances and CUP for 4500 <br />s.f. storage building, subject to; <br />Execution of standard Oversize Accessory Structure Covenant. <br />Applicant to work with staff on a suitable screening plan for the building. <br />Applicant to provide an updated sursey showing all existing buildings on <br />the property (may be completed as an ‘as-built* survey alter construction <br />is commenced but prior to Certificate of (Occupancy issuance) and <br />incorporating revised lot lines since 1974 surv'ey. <br />2. Approve grading of fairways #15 and #16 as proposed, including possible small <br />pond, subject to adherence to "Best Management Practices for Protecting Water <br />Quality in Urban Areas". <br />The only concern expressed by Planning Commission was that due to the size of the <br />buildin2 and the "openness " of the land around it. it may be appropriate to do some screening, <br />even though the building is quite distant from neighboring propenies and panially surrounded <br />bv mature'trees. Applicant agreed to work with staff to formulate an appropriate screening plan, <br />which staff would suggest ^ submitted for staff approval prior to issuance of the building <br />pennit <br />Staff Recommendation <br />Staff recommends approval of both the .storage building and the fairway grading projects <br />per the Planning Commission recommendation.
