HARDSHIP: <br />The hardship to justify the granting of these variances comes from the small size <br />of this lot that is located on the lake and thereby affected by the nwe stringent <br />requirements for setbacks and hardcover. The current proposal is an attempt to <br />address those concerns. The proposal adds approxinwtely 505 SF floorspace <br />but because much of it is built over existing hartcover, the net increase in <br />hardcover is only 247 SF Revision of the existing sidewalk to serve the new <br />entry location and removal of the unused portions results in a decrease of 104 <br />SF. Additionally, the homeowner is willing to eliminate the landscape hardcover <br />(rock and poly) in the 0’-75’ zone on the lakeside of the home for a further <br />reduction in hardcover of 225 SF. The result of this proposal Is a net decrease in <br />total hardcover of 114 SF <br />The hardships caused by extremely small sites in close proximity to the water are <br />an ongoing problem in this community. We believe this proposal serves the <br />concerns of everyone, providing additional space, comfort and value for the <br />homeowner that yields a net decrease in hardcover to the environment and the <br />City of Orono.
