A. <br />B. <br />C. <br />E. <br />F. <br />The pcrccmagc of hardcover inthe 75-250’ zone will decrease 4.213 <br />s.f. or 52% to 4.120 s.f. or 51%. <br />The proposed addition will have no impact on the views of the lake <br />enjoyed by the neighboring property owner. <br />The two-story addition will extend 2" closer to the nonh side lot line. <br />The 1 't to the immediate north is undeveloped and serves as a lake access <br />for an owner who resides to the immediate east. <br />The City has received no negative comments from the neighbors notified <br />of this variance review. <br />The residence structure to the south is located 85' fn'ii the south side lot <br />line of the subject property. <br />There is more than a 100 ’ separation between the Heit residence and the <br />residence to the south. <br />The City Council finds that the conditions existing on this propeny are peculiar <br />to It and do not applv generally to other propeny in this zoning district; that <br />granting the vari.anres would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicant, bv ' necessary to alleviate a <br />demonstiable hardship or difficulty; is necessary a i^eserve a substantial property <br />right of the applicant; and would be in keepir., with the spirit and intent ot the <br />Zoning Code and Comprehensive Plan ot the City. <br />The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, repo'-j; by City staff, comments <br />by the applicant and the effect of the proposed variance on the health, safety and <br />welfare of the community. <br />Pace 2 of 6
