Bruce Homes <br />Preliminary Plat Application for 565 Leaf Street <br />(P.I.D. # 05117234 10014) <br />PROPOSAL. & COMMENTS: <br />1.3 lots of 2 acres each. We have an agreement to purchase <br />1/10 of an acre from the adjoining property to the west to meet <br />the 2 acre per lot requirement. We will provide city with copy <br />of contract confirming our purchase of that property prior to <br />May I5th. Our intent is to complete this lot line rearrangement <br />by simple metes and bounds division. <br />2.We request a lot width variance for lot 3. The width is a <br />fraction of one inch less than the required 200 ft. <br />3.Lots 1 and 2 will have driveway access from Oxford Road; <br />lot 3 will have access on existing drive from Leaf St. We would <br />request that removal of the asphalt surface east and west of line <br />between lots 2 and 3 be done when first home is built on either <br />lot 2 or lot 3. This will provide us with access to existing <br />house until that time. Surface in cul-de-sac would be removed <br />at same time. <br />4.We request vacation of existing drainage easement running <br />east to west on lot I, to be replaced by proposed drainage <br />easement shown on Preliminary Plat. This change does not change <br />physical location of existing drainage ditch; it only redefines <br />easement to 10' on each side of existing drainage way. <br />5 Proposed pad locations for future homes are shown on the <br />Preliminary Plat.
