Request for Council Action continued <br />page 3 of 3 <br />July 7, 1995 <br />Zoning File #2020 <br />The Planning Commission recommended unanimous approval of the three lot preliminary <br />subdivision application of James Bruce and adopted the nine conditions set torth in the staff <br />memo of May 3, 1995 and added the following: <br />1.Relocate 15 ’ utility easement providing future sewer service to church property <br />to the east. The relocated sewer easement shall minimize any impact on mature <br />trees or existing amenities within Lot 1. <br />2.The existing driveway that extends from Lot 3 to the cul-de-sac ot Lots 1 and 2 <br />shall remain while residence structure on Lot 2 is occupied. Staff also <br />recommends that this drive not be used by construction vehicles once new <br />residential construction commences for Lots 1 and 2. Curb cuts as defined within <br />access plan, Exhibit H, prepared by applicant shall be installed once building <br />permits have been issued for new construction. <br />The enclosed approval resolution has been drafted per the findings and conditions of the <br />Planning Commission recommendation. <br />COUNCIL ACTION REQUESTED: <br />A.Vacation of easement. <br />To ccnceptually approve the vacation of the drainage easement within Lot 6 of the <br />Stielows Addition and to direct staff to prepare the necessary vacation resolution at the <br />time the final plat. Fox Hollow, is submitted for final plat approval to the City Council. <br />B.Preliminary subdivision. <br />To either amend or adopt the enclosed approval resolution approving the preliminary plat <br />of Fox Hollow.
