Ayes 4, Nays 0. <br />(#10) #2022 ROBERT MELAMED, 920 OLD CRYSTAL BAY ROAD SOUTH - <br />PRELIMINARY SUBDIVISION - RESOLUTION #3570 <br />Mabusth reported that conceptual plans were reviewed in April on the use of the City <br />driveway The Planning Commissioners were concerned that a private road ^ a cul- <br />de-sac would cause a major impact on the wetlands The Planning Commission <br />recommended an access drive with a shared access for lots 1 and 2, and a shared drive off <br />the City driveway for lots 3 and 4. The plans for the septic were acceptable for the site. <br />Mabusth said that in lieu of granting a variance to the code that would have required an <br />internal road for four-lot plat, buffer zones were created with 50 ’ around the perimeter of <br />the subdivision and 30' buffers at shared lot lines and adjacent to expanded dnveway <br />easement. There will be no tree removal within these areas. Covenants specifying under <br />what conditions trees may be removed were drafted. The City will not participate in the <br />covenants
