Mabusth <br />Title Building & Zoning Administrator <br />Item Description: #2007 Tony Eiden Company, 2800 Countryside Drive West - Conditional <br />Use Permit - Resolution <br />♦ ‘ <br />Additional Exhibits . <br />H - Amended Drainage Plan Approved by City Engmeer <br />Brief Description of Request <br />Review Exhibits E and F. applicant originally proposed a berm within the shared lot lines of <br />Lots 1 and 2, Old Crystal Bay Road Addition. Applicant had ongtn^ly prop^ ite betm to <br />r^Ltt draitiage from the east to a proposed ditch within Watertown Road. The CiV <br />advised that tlK original proposal would not work. The locatton of the two mound <br />sites in the rear yard and existing elevations that direct major dratnage from the east to the <br />imincdiEte rear of the walkout residence on Lot 1. <br />The revised plan proposes relocating the berm out of Lot 2 and away from *e alternate <br />drainfield site.Vview Exhibit H, drainage shall be redirected along sharrf lot lines of Lots <br />1 and 2 via a swale. The swale will be installed at an approximate 20 width. <br />The applicant will be asked to execute a drainage easement that will expand from the <br />dedicated 5’ easement on either side of the shared lot lutes to a 10 width. ^ . ^jn <br />drainage from the east will now be directed to the the swale. Ftnal site grading for Lot 1 wm <br />ensure that the walkout will be protected from flooding by directing any excess drainage to the <br />culvert to the southwest comer of the property at Countryside Drive. <br />staff recommends approval of the conditional use permit application as amett^d finding that the <br />revised drainage plan will protect the residence on Lot 1 from potential floodmg. <br />The enclosed approval resolution has been drafted per the Planning Commission’s unanimous <br />recommendation and staffs approval of the amended proposal. <br />COUNCIL ACTION REQUESTED: <br />To either amend or adopt the enclosed approval resolution.
