Hardcover is reduced in the 75-250’ setback zone <br />4. <br />5. <br />There will be no impact upon the views of the neighbors nor on required <br />setbacks. <br />There is approximately 176*xl00 ’ of nonhardcover area within the lakeshore <br />yard. The grass lawn is gently sloped and receives major portion of drainage that <br />comes in from the north. <br />Issues for Consideration <br />1. <br />2. <br />Should hardcover be further reduced in the 75-250’ setback area amended at <br />27.3%? Review Exhibit 1. staff has noted certain areas that may be considered <br />for hardcover removals: 340 s.f. of blacktop or 1.9%, 97.5 s.f. or 0.5% of <br />paved walkway area leading to wood deck in west side yard. Other areas <br />suggested by Planning Commission? <br />Can additional reductions in the 250-500’ setback area be a consideration with the <br />access easement and private drive that intersects rear yard? <br />3. Will applicants use lower level of garage for the parking of vehicles? <br />Options of Action <br />To approve or deny application as proposed; or <br />To approve as amended. <br />Any recommendation of approval m ist include the condition that hardcover improvements <br />scheduled for removal must be completed prior to the footing inspection by the building staff <br />for the new construction.
