Zoning File #2010 <br />April 10, 1995 <br />Page 2 <br />Review of Current Request <br />Applicant proposes major structural improvements to oversiied accessory stnicture. <br />Planning Commission members recently approved major stmcmral improvem^ts to the <br />greenhouse portion of the oversized accessory structure and the detached garage. The current <br />application involves an expansion of the roof for that portion of the accessory structure that stdl <br />trains the flat roof design immediately adjacent to the gteenhouse addttton. Refer to Exhtbits <br />E, F, G and H. <br />Structural repairs are proposed to portions of the oversized structure located within the <br />required 30’ side setback. No expansions of the existing building envelope are proposed within <br />the 30’ setback area. <br />The caretaker/guest house two-story unit is being renovated. The City already approved <br />a conditional use permit for the guest house with Application #1866 approved in 1993^ No other <br />improvements are proposed with this current application. Hardcover facts remain the sanie as <br />shown on Exhibits J-1 and J-2 and as approved in Application #1992. Note hardcover ^e 0- <br />75’ zone has been adjusted to exclude the 250 s.f. of paved driveway that was located wito the <br />0-75’ setback area. One of the conditions of that approval resolution is that all disturbed areas <br />are to be restored to natural groundcover by June 1, 1995. <br />All conditions of the enclosed approval resolution will still hold true for the current <br />application, specifically the matter of installation of an appropriate waste treatment system eithw <br />with municipal sewer or a new septic system to be finally installed within the construction penod <br />of 1995. <br />Statement of Hardship <br />Applicant refers to the unique findings and hardships set forth in the approval resolution <br />for Application #1992. <br />Issues for Consideration <br />Are there any other issues that Planning Commission members wish to raise during the <br />review of the current application? <br />Staff Recommendation <br />To approve per the unique findings and hardships of the enclosed approval resolution for <br />Application #1992.
