1. Wallace Avenue is a shorter distance to my property <br />thereby less of a maintenance burden. It is about <br />half of the distance of the Hillside Place access. <br />2. A large drainage ditch crosses the Hillside Place <br />access before it meets the southern most edge of <br />my property. This drainage ditch must be crossed <br />to reach my property. <br />3. The most logical and best use of the lot will be to <br />build a home that takes advantage of the view to the <br />east of the property which includes Clair Rood's <br />pond. Because of this, I would like to build a <br />home that is placed on the lot in such a manner that <br />the backyard, decks, familyroom and kitchen face <br />east--or Hillside Place. The garage and front entry <br />would then face west. Access from Wallace Avenue <br />would allow all of this. <br />4. My home would be more easily accessed by emergency <br />vehicles (911) should that be necessary, because it <br />would be a shorter distance using Wallace Avenue. <br />The address would be Bayview Place. <br />The major concern about my request seems to be the adjacent <br />neighbor's proximity to Wallace Avenue. The enclosed survey <br />shows that Wallace Avenue is, at its closest point, within <br />9^ feet of one corner of the Matson residence. Since I <br />would use the northern most 15 feet of Wallace for my <br />driveway, this would still leave 14^5 feet between my <br />driveway and the corner of the Matson residence. The <br />distance of 14^ feet between the edge of a driveway on one <br />property and a home on an adjacent property is adequate and <br />not unusual in our neighborhood. An example is as follows: <br />Clair Rood recently constructed a home that is currently on <br />the market for a price of $625,000. Obviously this home is <br />an upper bracket home and also very well planned and quality <br />built. This home is situated next to Hillside Place. The <br />distance from Hillside Place to this home is 16 feet. <br />Similar situations exist within the neighborhood. On <br />Bayview Place there are additional examples of driveways <br />that pass close to the adjacent house. The driveway at 2275 <br />Bayview Place passes within approximately 10 feet of the <br />house at 2265 Bayview Place. The driveway at 2250 Bayview <br />Place passes within approximately 12 feet of the house at <br />2240 Bayview Place.
