The majority of this area is occupied by a utility and access <br />easement. Applicant proposes 550 s.f. or 16.6% new hardcover improvements <br />for relocated access drive located out of the 0-75’ setback area. Existing garage <br />and drive are located within 0-75’ setback. <br />Section 10.22, Subd. 1 (B) - The proposed additions will have no impact on the average <br />lakeshore setback. <br />Section 10.03, Subd. 14 (C) - Structural coverage is proposed at 1,665 s.f. or 14.3% <br />(allowed 15%). <br />Section 10. 25, Subdivision 6 (B) - The proposed additions will meet the required side <br />and street setbacks. The only variances required for the proposed improvements are a <br />lakeshore setback and hardcover variances.
