The roofed entry addition will extend 2’ further into the street yard than the existing <br />entrance. The garage addition will extend 4’ beyond the front line of the residence at the <br />southwest comer. Applicant noted that if the structure was moved 4’ to the north to keep in line <br />w ith the existing front of residence that this would have a negative impact on internal layout. <br />The current plan allows for access from the garage directly to the mud room at the northwest <br />comer of residence. If the garage is moved further north, the access would have to be relocated <br />with a direct access to family room. <br />The Planning Commission noted the proposed setback would not be inconsistent with the existing <br />pattern of the older development along Orchard Park Road. Members also noted the mature <br />year round vegetation that existed within the side and street yards of the property. 'Hie house <br />was constmcted in 1959 prior to the current standards for residential construction within the 5 <br />acre zone. <br />Applicant advised the Planning Commission that the original owners of the property have <br />escrowed appropriate fees to cover the installation of a new septic system. Review Exhibit J, <br />the septic site plan that locates the new system at the east side of the residence.
