Lot coverage and <br />hardcover can be decreased only by removing existing necessary driveway and parking areas or <br />making the proposed deck and house footprint much smaller than the existing strucnires. <br />Planning Commission must determine whether sufficient hardship and justification exists for the <br />side setback variance. Any recommendation for approval should state the hardships, and should <br />be conditioned on applicant providing suitable retaining wall/grading/drainage plan for staff <br />review and approval (could be required for review and approval by staff prior to Council review <br />of the application). <br />Options for Actions <br />5. <br />/1.
