Box 66 <br />Crystal Bay, MN 55323 <br />RE: Jc n and Sally Mitchell Lebedoff <br />Zoning File #1997 <br />Dear Jeanne: <br />Pursuant to the comments at the Planning Commission meeting <br />held on February 22, 1995, I submit some additional materials. <br />First I enclose two sets of the Lundgren Bros, building <br />plans with a sheet attached showing the square footages for <br />living spaces, mechanical and storage spaces, and "other” being <br />only the first floor porch and the second floor sundeck <br />immediately above it. From that data one can see that the square <br />footage of living space in this dwelling is only 2,851 square <br />feet. That is the size of a 3-bedroom townhouse and not more. <br />The balance of the space relates to mechanical and storage <br />(including garage) which, without a basement or an attic, must <br />all be within the two existing floors. I hope this gives a <br />better explanation of the relative size of this dwelling vis-a- <br />vis the comments that it is too large. In relation to other <br />houses in the neighborhood it is clearly as small a house as a <br />family could reasonably be expected to live in. <br />Second, I enclose a new site plan drawing and hardcover <br />computation from Mark Gronberg showing the house relocated such <br />that it is 25' from Lake Minnetonka and showing additional green <br />'area~ofT'tHe''sopther 1 y side of the driveway adjacent to the Fox <br />property. This further decreases the existing hardcover and <br />increases the green area. <br />Third, I have not yet been able to talk to Ceil Strauss <br />about her requirement of placing the house 25' back from Lake <br />Minnetonka. I still hope to do so, but in all events we would <br />like to be on the Orono City Council meeting scheduled for March <br />13, 1995.
