r <br />Zoning File #1910 <br />March 17, 1994 <br />Pace 2 of 3 <br />Description of Request <br />The application involves a request by the Orono School District to install a storage <br />structure in the northeast comer ol the property at 2,064 s.f. in area. The structure is proposed <br />15’ from the north lot line. The code requires a 50’ setback for all structures on school <br />property. <br />A combination bleacher/storage structure is located along the east side of the property <br />to the immediate west of the elementarv- and high school structures and will be kxrated 485 ’ from <br />the nearest lot line. The storage strucmre will be approximately 372.5 s.f. and the bleacher area <br />270 s.f. <br />The subject property consists of 1004- acres. The oversized storage shed at 2,064 s.f. <br />(allowed 3,000 s.f.) meets the standards of the oversized accessor>' structure ordinance. Review <br />Exhibit J. The storage structure is shown at 15' 6" total height. The strucmre will be used for <br />the storage of various field/sport activities. Review Exhibit G, note tlixxi lights are shown along <br />the front" side of the strucmre. We should receive confinnation as to how structure is to be <br />placed on site (what side is front, west or east elevation). The flood lights must be shielded <br />downward so as not to extend illumination beyond lot line of school into adjacent residential <br />neichborhood. Review Exhibit M. note existing residence strucmre is approximately 2(X)’4- <br />'W' <br />from the shared lot line. <br />Members may inspect the property from Jamestown Road. Note the line of trees along <br />the northern bounda^ of the storage structure. It is not clear from a road inspection whether <br />the trees are located on the school property or the residential parcel. This line of plantings will <br />provide screening from the 15’4- overs’zed accessory strucmre. The plan information notes <br />strucmre will have w'ood trim, steel siding and asphalt roof shingles. <br />The tennis/storage strucmre will be 13’ high at railing height. The storage strucmre will <br />be constructed of concrete walls with wood roof. Exterior walls shall be designed as retaining <br />walls. Allan Block retaining walls will extend along the sides of the bleacher. It is not clear as <br />to what materials will be used in the construction of the bleachers. Applicant will provide this <br />information at your meeting. Note the strucmre is adjacent to a Natural Environment lake along <br />the west side of the property. All struemres easily meet the 150’ setback from the shoreline of <br />the lake. The property consists of over 1004- acres in area. The original application <br />information did not include a hardcover inventory. Applicant has been asked to provide this <br />information to complete the application requirements for both zoning and building permits.
