The garage has been reduced by 75 s.f. and the driveway by 69 s.f. The 106 s.f. of <br />wood steps should be designated by applicants. Staff has enclosed the 1988 survey that <br />designates a wooden stair/step structure in lakeshore yard. Applicants should specify if this is <br />the structure to be removed. <br />Planning Commission members did advise applicants that they have no problem with the setback <br />variances rquired for deck and proposed breakfast nook area. <br />Issues for Consideration <br />1. <br />2. <br />Have applicants responded to Planning Commission’s directives set forth in minutes of <br />meeting (Exhibit C)? <br />Has the reduction in the garage area met intent of Planning Commission <br />recommendation? Note lot coverage or structural coverage is proposed at 12.9%. <br />Hardcover in the 250-500’ setback area has been reduced from 52.6% to 30%. Is the <br />reduction in hardcover within the 75-250’ setback area sufficient.^ —Existing at 19.3% <br />and proposed at 28.6% (25% allowed). Are there other hardcover improvements that <br />should 1^ considered for removal?
