J. <br />Dimeasional standards for front lots. A front lot created as pan <br />of a fronL'badc lot division shaU meet all zoning distnc: area,^ <br />width and setback standards, except that the required side yard oi <br />the front lot adjacent to the access outlet shall be equivalent to the <br />side street yard requirement fer that zoning district. <br />Access requirements: <br />.Access outlets shall be 30* minimum width, and shall be <br />wide enough to accommodate dramage. snow removal and <br />screenina without encroaching on neighboring propenies. <br />b.In aoproving fronbback lot divisions, the City may require <br />that* both front lot and back lot share a driveway access <br />within the access outlot if Council determines that creating <br />an additional access to the existing street wUl be a potential <br />safety hazard. <br />c.Driveways within a back lot shall be located at least 10 <br />from the side or rear lot lines of adjacent lots. <br />No more than two residences may be served by a driveway <br />located within an access outlot. <br />e.No access outlot may be planed abutting an adjacent ouUot <br />except when the intent is to combine the two access oudots <br />for creation of a public or private road meetmg City <br />standards. <br />Scrsjamz requiremems and accessoo' structure <br />Froni/back lot subdivisions shall be designed in a manner such that <br />the screenmg requirements and accessory struemre standards ot <br />Section 10.03, Subdivision 27 can be met. <br />The requirements and standards of this section shaU apply only to <br />those front/back lot divisions which receive preliminary pi <br />approval after Januar>' 1. 1994. <br />SECTION 4 Adoption and publication. This ordinance shall be published in^e <br />Pioneer and thflS^fLspapen and shaS become etfecdve inamediately upon publication. <br />f
