Minnesota: <br />1. <br />2. <br />3. <br />4. <br />NOW, THEREFORE, BE IT RESOLVTID by the City Council of Orono, <br />FINDINGS <br />This application was reviewed as Zoning File #1994. <br />The property is located in the LR-IB Lakeshore Residential Zoning District <br />requiring one acre in area. The property consists ot 10.586 s.f. or .24 acres. <br />The Orono Planning Commission reviewed this application on February 22. 1995 <br />and recommended unanimous approval of the variances as amended, based upon <br />the following unique findings and hardships: <br />The City has received no negative comments from the neighbors to either <br />the nonh or south. The structure will have a minimal impact on the <br />residence to the south. The residence to the north will not be impacted <br />by the addition because of the 45" angle at the side. <br />B The residence was constructed prior to the current lakeshore, shoreland <br />standards. <br />C.The property docs not meet the current standaids of the LR-IB zoning <br />district requiring one acre in area. The subject property consi-ts of <br />10,586 s.f. The required lot width is 140’. The average width of the <br />subject property is 54’. <br />The City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variances would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicant, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessar>’ to preserve a substantial property <br />right of the applicant; and would be in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan of the City. <br />Page 2 of 6
