Do members have any questions concerning Section 10.03, Subd. 15 (B) that would <br />allow applicant to extend a ground level paiio into street yard area? The patio may be <br />extended as long as it does not encroach into the bluff impact zone. Non-encroachments <br />may extend into required yard areas but not required setback areas (i.e lakeshore <br />setbacks, average lakeshore setbacks, bluff setbacks). <br />3. Does this proposal for development appear feasible for the propeny ? Is it too ambitious <br />or excessive? Note hardcover is at 16.8% where 35% would be allowed. <br />Options of Action <br />To deny revised proposal seeking a 10* street setback variance. <br />Approval of the revised application as proposed, subject to the following conditions. <br />1. Applicant to provide a detailed grading and drainage plan for City Engineer s <br />review upon application for building permit. <br />2.Roof plans for house shall address need for roof drainage to be directed away <br />from the north and east sides of residence. <br />3. Because of the 4-6 ’ high embankment at the northwest comer, the Engineer asks <br />that lot grading be extended into the right-of-way so that retaining walls and tree <br />removal will be minimized. <br />4. The City will not allow encroachment of the bluff impact areas of accessory <br />structures or improvements such a decks or staircases.
