Request for Council Action continued <br />Page 4 <br />Februa»y 2, 1995 <br />#1981 Todd R. Coumeya, 4620 Tonkaview Lane <br />3.The legal building pad is defined at 22’ x lOO’. The 22’ depth must also provide <br />adequate area for access stairs, decks and other accessory structures required for <br />a two-story walkout residence. <br />Approval was subject to the following conditions: <br />a Applicant to provide detailed grading and drainage plan for City <br />Engineer’s review upon application for building permit. Plans must be <br />drawn by a licensed civil engineer. Plans must include erosion control <br />and if retaining walls are proposed, engineering detail must be provided <br />on the walls. The site plan should also locate such walls. <br />b. Upon application for a building permit, a landscape stabilization plan must <br />also be submitted. <br />c. Applicant shall be responsible for scheduling all required inspections as <br />specified by City Engineer with his review of detailed grading and <br />drainage plans. <br />d. Roof plans for house shall address need for roof drainage being directed <br />away from the north and east sides of residence. <br />Because of the 4-6’ high embankment at the northwest comer adjacent to <br />Tonkaview Lane, the Engineer asks that tl:e lot grading be extended into <br />the right-of-way of the unimproved roadway so that retaining walls and <br />tree removal will be minimized. <br />f. Applicant is placed on notice that the City will not allow encroachment of <br />the bluff impact areas for accessory strucmres or improvements such as <br />decks or staircases at any time in the future. <br />The enclosed approval resolution has been drafted per the findings and conditions of the <br />Planning Commission recommendation. <br />COLTNCIL ACTION REQUESTED: <br />To either adopt or amend the approval resolution. <br />e.
