Mabusih <br />Title Building & Zoning Administrator <br />Administrator Reviewed:Agenda Section: <br />Zoning <br />Item Description: #1985 Bruce Bren Homes, 1000 Cox Farm Road - Conditional Use Permit <br />Continuation of Public Hearing - Resolution <br />Zoning District: RR-IB, requiring 2 acres of dry contiguous area. <br />Total area of property^ = 3 + acres. <br />Additional Exhibit <br />I - Amended Grading Plan <br />Brief Description of Request <br />For more detail and background on this review, please refer to the original staff memo of <br />November 16, 1994 and the minutes of the Planning Commission meeting of November 21st. <br />Applicant s building permit application was referred to the Zoning Department for a conditional <br />use permit as filling activities were in excess of those allowed under the authority of a building <br />permit, limited to 100 cubic yards of fill. Review the amended grading plan. Exhibit I, 300 <br />cubic yards of fill are necessary to create a building pad that would allow a rear walkout design <br />to Dickey Lake. The City Engineer sees no problem with the proposed filling as drainage will <br />be directed to both the north side lot line to an existing drainage ditch and a swale to the south <br />side of the residence will protect the septic sites at the southwest comer. <br />Driveway grades have been reduced to an acceptable slope not at 4%. <br />The three member Planning Commission recommended unanimous approval of the conditional <br />use permit subject to the City Engineer ’s approval of an amended grading plan redefining grades <br />for the access drive and designating a swale along the south side of the residence. Gustafson <br />has approved the amended grading plan. The enclosed approval resolution has been drafted per <br />the findings of the Planning Commission approval. <br />COUNCIL ACTION REQUESTED: <br />To close the public hearing and to either adopt or amend the enclosed approval resolution.
