The proposed arrangement fs shown on the prclimmarx- <br />olat ot Dicon 2nd Addition. Wc have the tollowinj comments in regards to engineering matters. On <br />an subdisistons or rerlats in the Cm- ot Oreno wc recommend the following easements be granted to the <br />City as a condition ot approval; <br />s.foot wide drai.naae and atilir,- casements along all lot lines. <br />10-foot wide drainage and utility easements along ail road right-of-ways, mcludm.g county roads. <br />A minimum 30-fooi width for utility easements centered on ail existing or proposed samtar>' <br />sewer, storm sewer and w ater mains. <br />Drainacc easements across aU dramagcways. floodplains, ponding and wetland areas. <br />The nroposal to vacate the utilitv easements is not appropriate anc. we would recommend denial. To <br />facilitate discussion, all existtnz sanitar/ sewer, water main, storm se-.ver. electric, gas. tclepnonc and cable <br />television lines should he located. The wetland Ksundahes and floodplain contour should he delineated. <br />A n-adin«» erosion control .ind drainage plan should be prepared that would identic locations ot <br />dramaccovkys on the property, should the roadway be remeved. These ur.iitics and features should be <br />sur.-cyed and shown on t.he preliminary plat. <br />Public'Work-s Director. Police Chief and Fire Chief ter comment regarding access and public satety. <br />The Ciiv should aiscourage an mcrexse in the number ot accesses to an anerial roadway s^h a.s Counn- <br />Road No unless there is no other feasible alternative to provide access to a property. This is not tnc <br />case in this circumstance, and we would recommend that the request for vacation be denied.
