In the event that notwithstanding the required best efforts of the panics, any of the conditions subsequent identified in this Section are not satisfied within 120 days after the Effective Date, then this Agreement shall become null and void, provided that prior to the expiration of the 120 day period, the MCWD may renew this Agreement for a second period of 120 days upon payment of a check to the Pearces in the amount of $1,066. 9. Release of Claims.
