It will also <br />SCO square feet or wetlands with driveways rather than 2400result in our crossing SCO square feet o1 <br />square feet of wetlands with roadways. <br />The next variance that we II ask for is the permission by the City for a third <br />residential unit to have access off the City driveway which currently serves the two <br />residential units that have been constructed on the properties the City recently <br />sold to me. <br />There are also many reasons why the City should not want to upgrade <br />their driveway to a rcac. First cf ail. the City owns tt.'s driveway and I believe is <br />committBd to k66ping a preserve atmosphere for the park land located at the end <br />driveway. In order to build the road and construct the necessary cul-de-sac, It <br />would be necessary to do massive tree removal near the end of the driveway on <br />City property to accomplish the cul-de-sac construction. This would have a major <br />impact on the natural preserve atmosphere as well as to the residents in the area. <br />If one of the goals is to keep the preserve atmosphere unique and to prevent <br />visual impact of any residential structures to persons walking in the preserve area, <br />then it is mandatory that this road not be constructed. If access to lot four would <br />be accomplished with a shared access off from Old Crystal Bay Road from lot <br />three, it would require construction of a 300 foot driveway easement through the <br />south side of lot three and also the removal of large numbers of major trees. This <br />would also double the length of the driveway required to lot four and, of course, <br />more trees would be removed in that area as well. <br />I trust you recognize that I share your concern for maintaining the unique <br />nature of the preserve that is so vital. It is for this reason that we are not asking <br />for sewer, not asking for maximum lot density, and our asking for variances to <br />permit us to save the trees, protect the visual serenity of the preserve, and disturb <br />the least amount of wetlands. <br />I will be out of town during this week until March 1 7th. However, I will be <br />home on Saturday, March 18th and Sunday, March 19th and would welcome the <br />opportunity to walk with any of you in the area of the subdivision that we have <br />proposed.
