The deck shall <br />replace the existing cement stairs paved stepped walk, <br />patio and storage structure located within 75 feet of <br />the lakeshore. The total hardcover to be removed is <br />509.5 s.f. providing a final reduction of 55.1 s.f. or <br />.5%. She also noted that wetland areas are credited <br />against the hardcover, almost half of the property <br />consists of wetlands. The existing steps and patio are <br />34' from the lakeshore, and the proposed deck is 27' <br />from the lakeshore. <br />James Beck explained that the deck is designed to <br />provide a safe and easily negotiated access for elderly <br />individuals, which replaces the old patio. <br />Thore were no comments from the public regarding this <br />matter and the public hearing was closed. <br />It was moved by Cohen, seconded by Chairman Kelley, to <br />recommend approval of the variances per staff <br />recommendation. AHDERSOM <br />375 LBAP STRBBT/3300 BAYSIDB ROAD <br />SUBDIVISIOM <br />SBCOBD RBVIEH <br />Craig Anderson was present for this matter. <br />Assistant Zoning Administrator Gaffron reviewed the <br />preliminary plat drawing submitted by applicant and <br />reviewed the staff sketch recommending to adjust the <br />proposed property line to provide a larger building <br />envelope for Lot 1 due to the steep slopes in Lot 1. <br />Variances are needed for lot width at 50' setback for <br />both lots. <br />Craig Anderson was agreeable to staff's recommended lot <br />line change. <br />There were no comments from the public regarding this <br />matter. <br />Bellows stated that although the proposed subdivision <br />technically was allowed, she felt it was bad planning to <br />create two flag lots which would present many problems. <br />She felt the lot would be appropriate for one house, <br />but would not support the two flag lot subdivison. <br />In response to the question of how this parcel of land's <br />configuration came about.
