MINUTBS OP TBB PIAmiHG COMiasSlQB metim BKLD HAT 4, 1987 <br />#1141 G1 LOt/IVBS COHTIHUBD <br />Johnson felt applicant was entitled to have a deck to <br />enjoy the lake and there is no other location for <br />placement. <br />Chairman Kelley felt the deck was excessive and <br />suggested the alternative of allowing a widened stairway <br />to be installed to alio use of the two proposed glass <br />doors that exist from the lake side of the house a few <br />feet above ground level. <br />Bellows and Cohen concurred. <br />Mr. Gempler stated that with no deck, entertaining would <br />have to be provided on the grass area, and after a time, <br />no grass area would be left. <br />Taylor suggested and compromise between the stairs and a <br />350 s.f. deck. <br />Assistant Zoning Administrator Gaffron adjusted the <br />0-75' hardcover calculation if deck were only 230 s.f.as <br />follows* final 17.3% hardcover as opposed to the <br />proposed 19.9%, based on the 23' distance between <br />outside of proposed doors and a 10' width. <br />John Waldron, 1951 Concordia St, adjacent property owner <br />was present for this review, but made no comments. <br />There were no other comments from the public and the <br />public hearing was closed. <br />It was moved by Taylor, seconded by Johnson, to <br />recommend approval subject to reducing the size of the <br />ground level deck to 230 s.f. to be constructed with a <br />sand base with no plastic liner in order to maintain <br />absorbtion capacity of ground below deck. Motion, Ayes <br />3, Nays 3. Kelley, Bellows, and Cohen voted nay because <br />no hardship was proven to justify the size of deck <br />proposed, but they would be willing to allow the widened <br />stairway as suggested.
