fHHUTBS OP 1BE PIAHNIMG COMMISSION NBBTING HELD FBBROARY 171 1987 <br />#1105 HITCH COBTIHI <br />Assistant Zoning Administrator Gaffron explained the <br />request for a renewal variance for construction of a <br />home on the lot at the end of Lyman Avenue. The lot <br />exceeds the minimum 200' lot width. No other adjacent <br />land is available. Access to the lot is over a private <br />roadway off the end of Lyman Avenue. A suitable septic <br />system has been designed to serve the proposed house. <br />It was noted that a lot area variance was previously <br />approved in 1977, 1983, and September 9, 1985. <br />No one was present from the public regarding this matter <br />and the public hearing was closed. <br />It was moved by Chairman Kelley, seconded by Bex lows, to <br />recommend approval of the lot area variance per staff <br />recommendation. Motion, Ayes 6, Nays 0. <br />#1106 R.P. POTAS <br />2190 SHADYWOOD ROAD <br />VARIANCE <br />PUBLIC HEARING 10s25 - 10:45 <br />The Affidavit of Publication and Certificate of Mailing <br />was noted. <br />Applicant was present for this matter. <br />Assistant Zoning Administrator Gaffron explained the <br />request for hardcover, average setback, and side setback <br />variances to construct a deck and room addition. He <br />reviewed the existing and proposed hardcover <br />calculations as follows: <br />Existing Proposed <br />2.0% 2.0% <br />46.7% 50.3% <br />42.0% 42.0% <br />He noted that there were many rock beds in the 75-250* <br />which could which could have the plastic liner removed <br />to decrease the hardcover. <br />0-75* (0% allowed) <br />75-250' (25% allowed) <br />250-500' (30% allowed) <br />r. <br />Mr. Potas noted a discrepancy in the side setback <br />clarifying that the room addition would be 15*-l/2" from <br />the side lot line (survey indicates that the proposed <br />addition would be just over 10' from side lot line) <br />which would eliminate the need for a side setback <br />variance. <br />Assistant Zoning Administrator Gaffron stated tha' the <br />discrepancy should be verified and survey be revised if <br />found to be incorrect. <br />I
