Zoning File #2184 <br />October 14, 1996 <br />Page 2 <br />Statement of Hardship <br />Please refer to Exhibit B. Hardships are reviewed as follows: <br />1. New residence structure will be located approximately 54' from the rear lot line of a lot that <br />is 380'+ deep. <br />2. The ability to use a structure in good condition and one that has been regularly maintained. <br />3. The accessory structure is located 115' from the street right-of-way and is consistent with the <br />setback-of other residential structures in area. <br />4. Structure has historical significance as former Wolsfeld home built in 1910. <br />5. Extensive tree coverage between accessory structure and proposed house will prevent <br />persons from viewing second residence at rear of property. <br />Issues for Consideration <br />1.All plumbing fixtures will be removed. The structure shall not be heated. Accessory <br />structure will serve as storage and workshop. Are there any other limits that should be <br />placed on structures, i.e. exterior finish, lighting?? <br />2. Other issues raised by Planning Commission. <br />Options for Action <br />To deny. If denied, please refer to Section 10.08 for the necessary findings; or <br />To approve as proposed or amended. Your approval recommendation should include the condition <br />that structure can never be used for residential habitation. <br />1
