(1 unit per acrc-33 acres per 25 units) <br />Application: Applicant has filed an application seeking to waive the requirements or standards <br />of the covenants of the Sugar Woods Development. The first involves the <br />encroachment of the 30' side protected area by a driveway and backout apron. <br />The driveway installation will involve the installation of 3' to 4 ’ high retaining <br />•walls in west side yard There is e <tensive filling proposed in the front and east <br />side protected corridor. The access drive is shown in a curved alignment where <br />the covenants require a straight alignment from the plat road through the 50* <br />protected corridor. The following is a review of the development standards for <br />the Sugar Woods Planned Residential Development: <br />1.Review of hardcover. All construction and improvements are limited to <br />80% hardcover improvements within the area of the building envelope <br />defmed by the 50' front and rear and 30' side setbacks. The area of the <br />driveway intersecting the front setback area is to be included in the <br />hardcover calculations, refer to Exhibit D-1-2. <br />Hardcover is as follows: <br />Building envelope area app* dmated by staff = 13,524 s.f. <br />Proposed = 6,319 s.f or 46.7% (allowed = 80%) <br />Review of structural coverage. <br />Allowed = 6,534 s.f or 15% <br />Proposed = 3,672 s.f or 8.4% <br />3.
