Zoning File #2173 <br />September 12,1996 <br />Page 3 <br />Staff Recomosendation <br />Staff recommends as follows: <br />1. Applicant to remove 248 s.f. rock and plastic adjacent to garage. <br />2. Applicant to remove 320 s.f. of gravel parking area adjacent to driveway. <br />3. <br />4. <br />Applicant to remove 920 s.f. of rock and plastic near driveway and fence. <br />Applicant to remove any fabric or plastic from landscape area at southerly comer of <br />house (this shows up in 1990 staff review as hardcover; is not shown on the 1996 <br />survey but still has edging and may still be hardcovered) <br />5.City to grant after the fact approval for existing gazebo and associated decks: <br />> Applicant to obtain a building permit for said gazebo and decks and <br />Inspection Department to review their constmction <br />No penalty fees should be due since this work was completed by previous <br />owner <br />6. City to approve proposed 3.5'xlO ’ second story deck addition which will add <br />appro.ximately 35 s.f. of hardcover. Applicant to obtain a permit for this deck prior <br />to construction. <br />7.Final 75-250' hardcover as calculated under cuixent methods equals 8,205-1,488+35 <br />= 6,752 s.f. or 24.3%. This brings the property into conformity under our current <br />method of calculating hardcover although it is approximately 662 s.f more than was <br />approved in 1986. <br />Options for Action <br />1.
