Zoning File #2172 <br />September 9, 1996 <br />Page 2 <br />Review of Application <br />The Bloms received approval of an area variance that allowed the residential development of <br />the last remaining undeveloped lot within the Forest Arms Countr>' Club Addition in 1983. <br />The applicants have now filed for a structural coverage variance to permit construction of an <br />approximate 12' x 14.6' deck at the southwest comer of the existing residence. The deck will <br />be an addiUon to the existing deck to the rear of the residence and will meet the required 30* <br />rear setback for the principal stmeture in the one acre zoning district. The 6’ x 10' shed (not <br />shown on survey or included in hardcover facts) has been included in the hardcover and <br />stmctural coverage facts. <br />Statement of Hardship <br />The applicants ask the Commission members to review the surrounding properties developed <br />in the 1970's. They note far more coverage on the older developed properties than on their <br />property. The only variance sought by applicants is for structural coverage involving an <br />increase of 168 s.f. or 1.1%. <br />Issues for Consideration <br />1. Should either existing or proposed stmctural improvements be reduced in area? <br />2. Other issues raised by Planning Commission members, <br />Options of Action <br />To approve as proposed or amended. <br />Any recommendation of approval must include a condition that applicant provide an amended <br />survey locating deck addition and detached shed in rear yard upon application for a building <br />permit. <br />I
