Mr. Sunde did not believe it would <br />h-»ve any effect. Cuirman Kelley asked how nuch flowage there <br />was currently? Mr. Merz said that it was fairly dry. Mrs. Senn <br />added that in the Spring there is heavy flow coming from Claussen <br />Creek. <br />Mr. Scott Goldsmith, 265 Old Crystal Bay Road, said that he <br />had a flowage and conservation easement on his property that was <br />required by the City. Mr. Goldsmith said that water comes into <br />his property from the north and runs west. <br />Chairman Kelley asked how the slope of the lots would <br />facilitate septic systems? <br />Mr. Schirmers said that all lots would require mound systems. <br />He said he has found areas available that are at 6% slope or <br />less. Two lots appear to have future expansion sites within <br />areas at 7% slope. Along the perimeter of the wetland, erosion <br />has formed plateaus and will allow for septic systems being <br />placed at the base of the slope. He said that all of the lots <br />had been tested with the exception of Lot 8. <br />Assistant Planning and Zoning Administrator Gaffron said <br />that there are some steep slope concerns for Lot 8 where the <br />slopes are at 9t. He said that Lot 8 was questionable as a <br />building site. Gaffron said that he is also concerned about the <br />existence of only one primary and one alternate site being <br />available for the majority of lots. He said that during the <br />course of constructing the road, lack of extreme care by the <br />contractor could easily result in the destruction of one site or <br />the other, thus losing the buildability of the lot entirely. <br />Mr. Carlson said that he would take necessary measures to <br />assure that those sites would be protected. <br />Planning Commissioner Bellows observed that it would be <br />difficult to achieve access to the proposed attached garage on <br />Lot 6, Block 1, and yet avoid the septic areas. <br />Gaffron replied that indeed he had not yet received a <br />detailed report for each site and it is difficult to determine <br />any specific separation distances without that. <br />Schirmers said that there would be some room to slide the <br />systems around on Lot 6. He said that the slope would allow the <br />mound to wrap around to the west. Mr. Sunde said that the lot <br />was open and would allow for flexibility in the location of the <br />septic system. <br />&
