The single car garage encroaches into the right-of-way. Gaffron said the <br />proposal to purchase the prope.'ty is conti.ngent on approval of the additions. An addition <br />IS proposed to the » ^C4I , I -lakeside ofr*uA K t r A , but still partially in the 0-75’ setback. A <br />second story is also planned. The garage will be remov ed and replaced by a 2-car <br />attached garage. <br />Gaffron informed the Planning Commission that the variances required for this proposal <br />are for hardcover, side setback to the east, proposed at 18' where 30 ’ is required, and <br />street setback. The attached garage requires a 50’ street setback and is proposed at 1'. <br />Gaffron said Staff recommends a 10’ setback to the street lot line. The normal setback for <br />a detached garage, when doors are to the side, is 10'. which Gaffron said should be strived <br />for <br />Gaffron reported that the average depth of the lot is such that there is no buildable <br />envelope The evicting hou<se does not meet setbacks Any upward change.s results in <br />visual im.nacts Gaffron said it should he noted that the height of the stnicture be limited <br />to 2 stories. If this limit was not placed in the resolution, the structure could be built tc 1; <br />1/2 stories. .Ar.y m.ore than 2 stories would not fit the neighborhood and would be <br />disproportionate from the street view. A letter from the neighbor to the east stated his <br />opposition to allowing a side setback less than the 30' requirement. Gaffron said there <br />could be ramifications to changing the garage to the other end of the house.
