Mabusth, Building & Zoning Administrator <br />DATE:August 13,1996 <br />SUBJECT: #2151 John and Janice Hurd, 2795 Casco Point Road - Variances <br />Continuation of Public Hearing <br />Zoning Dbtrict: LR-IC <br />Lot area = 33,127.5 s.f. <br />Adjusted area = 3 1,447.5 s.f. (1 ,680 s.f of Casco Point Road to be excluded from area). <br />Status of Application <br />At the July 15,19% meeting of the Planning Commission, the application was tabled at applicants <br />request. Neighbors in attendance voiced concern with the encroachment of the average lakeshore <br />setback line by a structure that would be increased in mass twofold plus. Planning Commission <br />members advised the applicants to work with the neighbors in developing a plan that would <br />minimize the encroachment of the average lakeshore setback line. It was also noted by some <br />members that there is no guarantee that the Planning Commission would approve a variance to the <br />average lakeshore setback. Applicants have submitted a revised plan. The following ordinances are <br />pertinent for this review: <br />1.Section 10.25, Subd. 6 (B) - Review of lots standards. <br />A. Area <br />Required = 21,780 s.f <br />Existing = 31,447.5 s.f exclusive of road right-of-way <br />B.Lot width <br />Required = 100' <br />At shoreline = 109.8' <br />At 75' setback = 107 <br />section 10.03, Subdivision 14 (C) - Review of strurtural coverage. <br />Total lot area = 31,447.5 s.f <br />Allowed = 4,717 s.f or 15% <br />Propo.-ed = 3, 772.33 s.f or 1 1.9%* <br />No variance required <br />♦Grade level screen porch 210 s.f; main level deck 408 s.f; house/garage <br />2,768.33 s.f; boat house 400 s.f
