e>u. ^'2- <br />Proposed Development of 2380 Shadywood Rd., Orono, MN <br />We propose building a Light Retail/Office Building on the subject site. The <br />primary tenant would be a full service bank, with drIve-up auto tellers. This will <br />be a single story building with a roof over the auto tellers. <br />The other part of the building will be two story construction with permitted retail <br />allowed under B-5 zoning. <br />A walk/bike path will be constructed around the north perimeter of the property. <br />A storm-water holding pond is being constructed as a part of the O'Sullivan C- <br />Store/Restaurant Development Plan and is designed to incorporate the run-off <br />from this development. Run-off from Olive Avenue has also been included in <br />this design at the request of the City of Orono. <br />We are requesting that the City of Orono vacate the north thirty three (33) feet of <br />Navarre Lane. We will grant utility easements as required. <br />A copy of the development proposal for O'Sullivan's C-Store/Restaurant is <br />attached. We stated at that time we would be submitting this Retail/Office <br />Development proposal. <br />II,.__ <br />i
