#2161 - Easley <br />Page 2 <br />Pertinent Facts <br />Applicants propose to replace their existing 18'x20’ garage located 3.4’ from the road, with <br />a new 27.5'x22' garage located an average of 28’ from the road. The new garage will face <br />the street as does the existing garage. <br />Applicants propose a side seibark for the new garage of approximately 3’, to accomplish two <br />purposes; <br />A.Use new garage wall and extended retaining wall for channeling drainage along <br />propert) boundarv past applicant's house. The neighboring property is higher and <br />portions of it drain toward applicants' property. <br />B. To protect two mature maple trees located along east .side of pfoperty. <br />Applicants have provided a conceptual diagram (Exhibit H) indicating the location of a <br />future house to replace their existing house, which is mostly in the 0-75' zone. The concept <br />plan shows the new house meeting the 75' setback as well as the required 10’ side setbacks. <br />This construction w ould be the subject of a future variance however, since iq)plicants are not <br />proposing that construction in the immediate future, and have not finalized those plans. <br />The proposed garage and drivevva\ to accommodate offstreet parking will result in a slight <br />hardcover increase of approximately 128 s.f in the 75-250’ zone, or an increase from 38.1% <br />to 40.8%. A retaining wall system will also be needed east of the driveway.
