Planning & Zoning Administrator <br />DATE:January 9. 1996 <br />SUBJECT: #2104 B. Scott Ball, 1065 West Femdale Road - Variances - Public Hearing <br />Zoning District: LR-IA. Single Family Lakeshore Residential, 2 acres, sewered. <br />Application: Remove existing home and replace with new residence conforming to 30' side <br />setback, 75' lake setback and meeting hardcover regulations. Planning Commission recommended approval of the new bay <br />windows on the lake side of the existing house. However, appUcant has since reconsidered and <br />now proposes to construct a totally new residence. <br />Pertinent Code Sections <br />1.Section 10.23, Subd. 6(B): <br />A. Minimum lot area <br />Required = 2 acres <br />E.xisting = 0.88 acres <br />B.Minimum lot width <br />Required = 200' <br />Existing width = 180' at shoreline and 163' at 75' setback line <br />C. Required side yard = 30' (no variance proposed)
