fW-o\ ®’'^e <br />ORDINANCE NO., SECOND SERIES <br />AIM ordinance to amend the municipal zoning <br />CODE AND SUBDIVISION CODE BY DEFINING <br />' standards for THE CREATION AND USE OF LOTS <br />WfflCH DO NOT ABUT A PUBLIC OR PRIVATE ROAD <br />the CITY COUNCIL OF ORONO ORDAINS AS FOLLOWS: <br />SFCTION 1 Municipal Zoning Code Section 10.02 and Municipal Subdivision <br />Code Section 11.03, Subdivision 2 are each hereby amended by adding the following defimtions: <br />■I/^t-Back- - A lot typically separated from a public or private toad by another lot and <br />which gains access to the public or private road via a narrow corridor. Such a separated <br />considered to be a "bade lot" w hen the corridor is platted as an outlot. A sep^ated <br />ot is considered to be a 'flag lot" when the corridor is platted as part of the lot. Whra <br />*e corridor is merely an easement over another lot. the separated lot« considered to be <br />an "easement back lot". <br />-Lot-Front' - A lot abuctmg a public or private road, across which an outlot has been <br />platted for access to a back lot. <br />SECTION 2. Municipal Zoning Code Section 10.03 is amended by adding <br />Subdivision 27 which shall read as follows: <br />Subd. 27. Special Stanoards for Back Lats Created <br />as defined in this section which were created as part of a subdivision <br />pieliininary subdivision approval after Janua^ 1. <br />special requirements in addition to the standards required m Section 11.31. Subdivisio <br />5 of the Orono Subdivision Code: <br />A.Dimensional standards lor back lots shall be as follows. <br />1 Lot area shall be 150% of the zoning district requirement. <br />Lot width measured parallel to the front or street <br />street yard setback line of a lakeshore back lot, or “ <br />setback line of a nonlaiteshore back lot, shall m <br />district width requirement. The street yard or ^ <br />back lot will be a yard starting where the narrow <br />corridor ends and the lot begins.
