Lt <br />Zoning File #2130 <br />April 10, 19% <br />Page 6 <br />Options of Action <br />To approve as proposed or amended; <br />OR <br />Table, if road is to be redefined as a public road with a future road extension to Garden Lane, <br />plat must be redesigned. Amend grading and drainage plan to include property owner to <br />immediate south per Engineer ’s recommendation. <br />If road remains private. Planning Commission members may recommend approval. The <br />following conditions should be included in your recommendation: <br />1. The final plat of Forest Lake View shall include the following: <br />a.Drainage and utility easements along all lot lines to be designated 10' <br />along the perimeter and street lot lines and 5' along the shared lot lines. <br />b.Drainage easements to be shown over the ravine area as specified by staff, <br />ponding areas, drainageways and storm sewers. <br />c.Sewer utility extending from cul-de-sac to Garden Lane to be expanded <br />to 30 ’. <br />2.Grading and drainage plan to be amended prior to scheduling preliminary <br />subdivision before the Council. Amendments shall include the following: <br />a. <br />b. <br />Proposed street section. <br />Redesign Wildhurst Court to an urban section and relocate catch basin and <br />drainage line to the east at the intersection of Wildhurst Trail. <br />c. <br />d. <br />Show ditches along Wildhurst Trail. <br />Relocate pond further south closer to existing culvert and municipal <br />improvements at Wildhurst Trail. If approved, to be extended into <br />property to south if approved by owner. <br />e.Provide drainage and ponding calculations. Outlet structure detail should <br />include elevations for all pipes and levels of pond at normal water level <br />and 100-year water level. <br />f.Show erosion control. <br />-1 <br />a <br />i <br />I <br />1 <br />1
