11 '• <br />ii <br />Landlord's <br />Rights: <br />r <br />® in all uses of the arena, priority will <br />be given first to civic, community or <br />non-profit uses, and second to private <br />for-profit uses <br />• in all uses of the arena, priority will <br />be first be given to uses or users <br />serving the Orono School District, and <br />second to uses or users serving areas <br />outside of the Orono School District <br />• the arena parking lot will be used only <br />for parking purposes <br />• no smoking and no alcoholic beverages <br />will be allowed in the arena at any time <br />or in any circumstances <br />• Landlord and Tenant will developjMf. and <br />review from time to time a complete set <br />of rules and regulations for use of the <br />arena, and Tenant will diligently <br />enforce those rules and regulations on <br />all arena users <br />Landlord will hold a first priority for <br />rental of ice in the arena for its boys' and <br />girls' varsity and junior varsity hockey <br />teams, subject to the following limitations: <br />• the total number of hours for practices, <br />scrimmages and games for such teeuns <br />(other than playoff games) will not <br />exceed _ _ _ _ <br />• generally. Landlord's times for practice <br />will commence at 2:30 p.m. on school <br />days and run until _ _ p.m. <br />• Landlord will cooperate with Tenant and <br />with OHB regarding practices in the <br />morning before school or on weekends, so <br />that times available for OHB's youth <br />program during school days can be <br />improved <br />such cooperation shall be reflected <br />in written policies among Landlord, <br />Tenant and OHB <br />• Landlord will pay for all such ice at <br />rates established annually with Tenant
