Mabusth, Building & Zoning Department <br />DATE:May 14, 1996 <br />SUBJECT: #2133 John and Karla Spooner, 1385 Orono Lane - Variances - Public Hearing <br />Zoning District: LR-IA <br />Lot area = 50.840 s.f. or 1.2 acres <br />Application: Applicants seek approval of lakeshore setback and hardcover variances within the 0- <br />75' setback area that would allow removal of an existing deck at the lake side of residence. The deck <br />shall be replaced with a granite grade level patio. A 4'x6’ cement p>ad is also proposed at the base <br />of the access stair located at the southeast comer of the residence. The improvements will result in <br />reductions in hardcover within the 0-75' setback area and improve the lakeshore setback. The <br />following ordinances are pertinent for this review; <br />Section 10.03, Subd. 14(C) - Review of stmctural coverage. <br />Total area = 50,840 s.f. <br />Allowed = 7,626 s.f. or 15% <br />Existing = 3,554 s.f. or 6.9% <br />Proposed = 3,265 s.f. or 6.4% <br />No variance required. <br />Section 10.22, Subd. 1(B) - Lakeshore setback. <br />Required = 75' <br />Existing deck = 26' <br />Proposed grade level patio = 40' <br />Variance = 35' or 46.6% (existing = 49' or 65.3%) <br />Setback reduction of 14' or 18.6% <br />Section 10.22, Subd. 2 - Hardcover variance within 0-75* setback area. <br />0-75' setback area = 24,300 s.f <br />Allowed = 0 <br />Existing = 4,140 s.f or 17.04% <br />Proposed = 3,851 s.f. or 15.8% <br />Hardcover decrease = 298 s.f or 1.2% <br />1
