ISSUES <br />1.The proposed use is not allowed in the zoning disttict as cither a permitted or conditional <br />use. <br />2.The existing furniture store was approved in 1986 at which time the Planning <br />Commission and City Council found that it would operate similar to a gallery. <br />3.The current uses in the B5 district in the vicinity of this property generally do not <br />conform to the list of permitted and conditional uses. <br />4.The size of the building, 6880 sq. ft. and amount of available parking, 9 spaces, limits <br />the reuse of the building. <br />STAFF RECOMMENDATION <br />If the Planning Commission finds that the use is substantially similar to the intent and purpose of <br />the B5 district, staff would recommend that a resolution be i^fted for Council consideration that <br />addresses the use for classic car sales vs. new or used vehicles.
