Storm sewer and ponding calculations shall likewise be submitted <br />llte proposed impacts to non-Orono protected wetlands delineated by the applicant are <br />subject to review and approval by the Minnehaha Creek Watershed District. <br />Stormwater plans and facilities are subject to review and approval by the Minnehaha <br />Creek Watershed District and anv other agencies with jurisdiction. Final plat approval <br />. / _________ . . • .1 i <br />W -W --------------------------------------------- 9 ^ <br />by Council shall not occur until MCWD approvals have been granted. <br />Applicant shall provide street design information to the City Engineer and if necessary <br />shall make changes to the vertical and horizontal curves to meet required standards, <br />subject to City Engineer approval. <br />Final saniU’ sewer design plans shall be submitted for City Engineer approval, <br />showing service locations and elevations. The segments of 8" sewer within the right-of- <br />way of Wildhurst Trail and between Lots 3 and 4 shall be directionally bored to <br />minimize impacts to the road or to the steep slopes on the property. <br />Additional grading plan details as required by the City Engineer shall be submitted, <br />including anticipated site grading plans for construction of homes on Lots 1, 4 and 5, <br />in Block 2, which each have an impact to the ravines. Such preliminary grading plan <br />details should show how residence structures can be developed within those lots without <br />impacting the ravine areas. Pending review of such proposals, the City may impose a <br />"no-disturbance" line within said lots adjacent to the subject ravines. <br />Perimeter drainage and utility easements abutting properties outside the plat shall be <br />increased to I O' in width, and interior lot boundaries shall be provided with drainage <br />and utility easements 5 ’ either side of said lines. <br />Although not in keeping with the Park Commission recommendation, staff continues to <br />reconunend that the areas near the no;lherly ravine be dedicated as park land rather than <br />placed within the useable area of Lot 1, Block 2. In staffs opinion, the area between <br />the two branches of the northerly ravine should become part ot the park system. Absent <br />! <br />J
