Zoning File #2294 <br />October 17,1997 <br />Page 5 of 9 <br />received preliminary approval by the local Planning Commission. <br />Revised Proposal Summary <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />7. <br />8. <br />The proposal is reduced from 7 lots to 6 lots. <br />The stormwater pond has been removed from the ravine and is proposed within the <br />north 1/3 of Lot 1, Block 1 (the north end of the Solner property). <br />The northerly cul-de-sac has been moved to the southeast side of the head of the ravine, <br />and extends slightly east of the existing right-of-way of Garden Lane. <br />Vacation of Garden Lane is no longer proposed. <br />Each lot, as proposed, contains at least 1.0 acre of dry buildable acreage exclusive of <br />non-perimeter drainage and utility easements, and each lot meets the 140' width standard <br />at the 35' front setback line. c.^ <br />The current plan indicates a 0.59 acre dedication for park land incorporating most of <br />the area of the northerly ravine within the property boundaries. This plan w^ <br />developed by applicant prior to the Park Commission's recommended cash payment in <br />lieu of land dedication. Portions of the ravine not included within the park dedication <br />are either in the right-of-way of Garden Lane, in adjacent properties not controlled by <br />applicant, or proposed for protection via a drainage and utility easement within Lot 1, <br />Block 1. <br />Lot 1, Block 1 and Lot 5, Block 2 are proposed to involve filling to create a building <br />pad suitable foLii walkout-type residence. Both of thcsc-lots ^e relatively flat. Lot <br />1, Block 1 generally needs to be filled in order to create^a building pad that will be <br />higher than the surrounding area. The building pad on Lot 5 serves a simila- purpose <br />but also is necessary in order that its driveway runoff can be directed towards the ro^. <br />A similar expectation is held for the driveways serving Lots 3 and 4, although building <br />pads are not intended to be graded at this time. ^ <br />Applicant proposes constructing approximately 1,000’ of new 28' wide paved City <br />roadway, with two 80' diiuneter cul-de-sacs. All of the road and cul-de-sac dra^ge <br />is proposed and designed t^be directed northward to the proposed stormwater pond in <br />Lot 1, Block 1. A significant proportion of the existing drainage which currently flows <br />to the southeasterly ravine in Lot 4, will be redirected northward, to reduce the existing <br />drainage area impacting that southerly ravine. It is anticipated that the driveway runoff <br />and approximately half of the roof runoff from the houses on Lots 3, 4 and 5 will be
